Why ARV, Not Purchase Price, Is What Matters

This is the core mechanic that makes BRRRR work. You purchase a distressed property below market value, invest in renovation, and the after-repair value is significantly higher than what you paid. The DSCR refinance is sized on that new appraised value: not your original purchase price.

Example: You buy a duplex for $130,000. You invest $45,000 in renovation: total cost basis $175,000. Post-renovation, the property appraises at $280,000. Your DSCR refinance at 75% LTV is based on $280,000: giving you a $210,000 loan. You pay off your hard money, recover your renovation costs, and still own the property.

Conventional lenders may use the lower of purchase price or appraised value for recently acquired properties. DSCR lenders use the current appraised value. That difference is the entire BRRRR arbitrage.
