The Situation

When 500 FICO Still Gets a Deal Done

Most DSCR lenders have a minimum credit score of 620, 640, or 660. If your credit is below those thresholds, you have been told no. Program 7 exists for exactly this situation.

At 500+ FICO, Program 7 provides 50% LTV on LTR properties 1–4 units. The rate will be in the 9s: high. But if you have significant equity in a rental property and need to access it, this is a real path that most lenders will not offer.

Practical example: a property worth $200,000 with no existing mortgage. At 50% LTV, you access $100,000 cash with 500+ FICO and no minimum DSCR. No income docs. No W-2. Close in LLC.
